October 25th

New Home Orientation

Today was the new home orientation in which we reviewed everything from lawn care, warranties, operation of housing systems, review of corrections to the house and scheduling of other repairs needed before closing. This system for most people will take approximately 2.5 to 3 hours with us taking a little longer due to the corrective eye my wife has and the new homebuying experience for us both so we wanted our project manager to be rather thorough with all the explanations of proper care.

We also heard back from our loan processor and underwriter and we have been cleared to close. I will say as to this point I know that NVR has received a number of complaints reading other posts but we were extremely happy with the process. We will see if that carries over to the closing. We have received our final amount to close and play to pay that a week prior through wire transfer.  Our closing is scheduled for next Thursday, November 2nd, and it can not come soon enough. Everyday that we continue to stay in our apartment we start to feel the walls closing in.

More Photos and Closing Date Set!

Our closing date is set! we are scheduled to have our new home orientation in a little over a week on October 25th and our closing date is set for November 2nd. We are in the process of searching for a refrigerator and washer/dryer as we did not purchase these with Ryan Homes.  For the most part things have worked out very well, and what concerns we have had our project manager has helped us tremendously.  I will say that with our closing date less than 3 weeks away, there is a lot that needs to be finished and polished up but we will see how the process goes on. there are a lot of small things throughout the house in terms of the build that we have requested to be done due to the workmanship and really you just need to go through each week and do a thorough inspection.

NVR has requested for the rest of our banking statements and paystubs so we can put our file through our final underwriting. I think for the most part this hasn't been to cumbersome as we have collected these throughout the process and have tried to provide everything and more so they will have all the information needed.

We are going to have our garage door replaced, so the final product will look a little different. Still need to shingle in a few areas.

September 28th

Siding and Drywall!

Within the past couple of weeks the house has really taken shape. The drywall started going up a couple of weeks ago and siding as well as the slab in the garage was completed this week.  We were told by our project manager today that the house is scheduled for completion and walk through on October 25th and instructions regarding closing will be emailed out shortly, while closing should take place shortly after.  We were also told that beginning next week trim will be installed, painting will be completed, and tile/vinyl will be put down later in the week.

That's going to be quite the drop off. Now we need to find someone to put in steps after closing.

We Love the Garage! Don't really plan on parking cars in here, probably just more of an extension of the living space and work out space
